Juniper Labs LLC ("we," "our," or "us") is committed to protecting your privacy. This Privacy Policy explains how we collect, use, disclose, and safeguard your information when you use our website and services at juniperapp.ai (the "Service").

By using the Service, you agree to the collection and use of information in accordance with this policy. If you do not agree with our policies and practices, please do not use the Service.

2. Information Collection and Geolocation Firewall

2.1 Data Categories

We collect distinct categories of information depending on your interaction with our Services:

  • Account Data: Information you affirmatively provide, such as your name, email address, and authentication credentials (passwords are stored in hashed form only).
  • Billing Data: Subscription status and payment identifiers processed through our third-party payment processor (Stripe). We do not store full credit card numbers on our servers.
  • Telemetry Data: Information collected automatically by your device, such as your IP address, browser type, operating system, and page interaction metrics collected via Vercel Analytics.
  • Usage Data: Map interactions such as areas viewed, zoom levels, and features clicked. Location search queries are processed transiently through the Google Places API and are not stored on our servers.

2.2 Geolocation Policy

Juniper Labs LLC utilizes your IP address solely to infer approximate, regional location for the purposes of security, fraud prevention, and localizing broad platform analytics. We do not collect, process, or store precise, GPS-based geolocation information without presenting a specific, device-level prompt and obtaining your explicit, affirmative opt-in consent. Approximate IP-based location is distinct from precise geolocation and is not classified as sensitive personal information under applicable state laws. IP addresses are used only for broad regional analytics and security purposes; we do not use them to identify or locate individuals at the census-tract level.

3. Profiling and Automated Decision-Making Safe Harbor

Our platform employs automated analytics, data aggregation tools, and proprietary algorithms to model macroeconomic market trends, housing market ratios, and neighborhood data summaries. These tools process public demographic data, economic indicators, and user interaction metrics to optimize the presentation of our Services.

Juniper's data tools are not intended to be used as the sole basis for decisions that produce legal, financial, or similarly significant effects concerning any individual.

4. Third-Party Service Providers

We use the following third-party service providers to operate the Service. These providers process data on our behalf and are bound by their own privacy policies:

  • Google (Firebase/Firestore): Cloud infrastructure provider used to store account data and application state. Data is stored and processed in the United States.
  • Google (Places API): Location search queries you enter are sent to the Google Places API to provide autocomplete suggestions. These queries are processed transiently and are not stored by Juniper Labs LLC.
  • Google (OAuth): If you sign in with Google, authentication data is exchanged with Google in accordance with Google's Privacy Policy.
  • Google Analytics: Used to measure aggregate, anonymized site usage. Disabled automatically when a Global Privacy Control (GPC) signal is present.
  • Stripe: Payment processor used to handle subscription billing. Stripe receives your payment information directly. We store only your Stripe customer ID and subscription status.
  • Vercel: Hosting and analytics provider. Vercel Analytics collects anonymized page performance metrics and web vitals. No personally identifiable information is shared with Vercel Analytics.

In compliance with applicable state laws, we disclose that we do not sell your personal account data to third-party data brokers.

5. Cookies and Session Data

The Service uses a first-party session cookie strictly for authentication: when you log in, a secure JSON Web Token (JWT) is stored to maintain your session. We also use Google Analytics and Vercel Analytics, which set first-party analytics cookies to measure aggregate, anonymized usage and site performance. We do not use advertising cookies or third-party marketing/cross-context behavioral cookies. We honor Global Privacy Control (GPC) signals: when your browser sends a GPC signal, non-essential analytics (Google Analytics and Vercel Analytics) are disabled and their cookies are not set. Because we rely on this opt-out mechanism rather than selling or sharing personal information for advertising, we do not display a separate cookie-consent banner.

6. Data Retention and Minimization

Juniper Labs LLC adheres strictly to the principles of data minimization. Your personal account information is retained only as long as reasonably necessary to fulfill the purposes outlined in this policy, specifically the active duration of your subscription to our Services.

We apply tiered retention periods by data category:

  • Search and filter logs: retained for sixty (60) days, then purged unless you have explicitly saved the search.
  • Session data: retained for six (6) months, after which it is anonymized.
  • Marketing leads: purged after twelve (12) months of inactivity.
  • Billing and transaction records: retained for seven (7) years to satisfy federal tax and financial-recordkeeping obligations.

Upon the termination of your account, or upon receiving a verifiable consumer deletion request, your personal data will be purged from our active databases within thirty (30) days, except where a longer retention period is required for regulatory and financial compliance. We reserve the right to retain specific transaction records securely in an archived state solely to comply with federal tax obligations, resolve ongoing legal disputes, or enforce our Master Terms of Service.

7. State Privacy Rights (CPRA, MHMDA, and Others)

7.1 California Privacy Rights (CPRA)

California residents have the right to know, correct, delete, and opt-out of the sale or sharing of their personal information. We do not sell your personal information. 7.2 Washington My Health My Data Act (MHMDA)

While Juniper Labs LLC provides neighborhood data that may include proximity to healthcare facilities or environmental factors, we do not collect, process, or infer "Consumer Health Data" as defined by the MHMDA. We do not track your physical or mental health status, reproductive health, or medical care.

User searches for neighborhood amenities or environmental metrics are not used by Juniper to profile, infer, or categorize the health status of any individual.

7.3 Other State Rights

Residents of Colorado, Connecticut, Virginia, Utah, and other states with comprehensive privacy laws have similar rights to access, correct, delete, and port their data. We honor these rights for all users regardless of location.

7.4 Global Privacy Control (GPC)

Juniper App recognizes Global Privacy Control (GPC) signals. When a valid signal is detected, we automatically disable non-essential tracking in compliance with state laws.

8. International Users

The Service is operated from the United States. If you access the Service from outside the United States, please be aware that your information may be transferred to, stored in, and processed in the United States. By using the Service, you consent to this transfer.
